I am sorry about the termites. When we bought our house in 94, we were using a VA loan and the inspection turned up old termite damage. We (I) loved the potential of this house so much that we replaced the old damaged footer before we even submitted an offer so we would pass the re-inspection. The only thing we do now is free range a few chickens every year and not only have we not seen a single termite--we don't have any bug problems. Granted-not everyone has this option but we have 6 dogs, 2 cats and have always had chickens on our 5 acre homestead and have never used chemicals for pest control. The only bugs that are out of the chickens range are our bees--and we love them! The chickens will eat just about anything--including each other (gross..i know). We give away our extra roosters each year to friends and strangers who just want a frugal, green, way of controlling pests. The only dog we have ever had any problems with is our jack russell. She thinks the chicken coop is a KFC buffet so she isn't allowed outside the fenced yard. Good luck with the pest control--I'm glad you had the keen eye before they caused more damage.

We pay something like $200/year for inspection and work guarantee. As an association there was previous damage on the house, but it was taken care of.

However, for peace of mind of all owners we have an annual professional inspection with a guarantee that if it comes back they do the work for free. And if it's far gone well they will pay for it. Basically we're paying them to make sure there is nothing. If not they owe us.

Would I do it if I lived here alone? Probably not. But with 3 owners it keeps the anal ones happy...Soo...
